As a landlord, you need to work with a lettings agent you can rely on. Our aim is to maximize your rental yields and minimise rental voids. We pride ourselves on letting the best quality properties, at fair prices with no headaches. Lander Lettings offer two types of management service for landlords, Full Management or Let Only. We can offer you a market appraisal and discuss the service thats right for you.

Our landlords are offered comprehensive advice and services, from tenancy agreement coordination, offer negotiations, *tenancy deposit protection.
*This is dependent on which type of service is selected.

Fully Managed

  • Full rental valuation of the property.
  • Advertising.
  • Current letting and safety compliance advice.
  • Accompanied viewings.
  • Reference and credit checks ( not applicable to student lettings).
  • Preparing and signing of the tenancy agreement.
  • Preparing and signing of non photographic inventory.
  • Collection and registration of deposit. Our deposits are registered with the Deposit Protection Service (DPS) in accordance with the Housing Act 2004.
  • Rent collection on monthly/termly basis with detailed rental statements.
  • Dealing with tenants on a day to day basis, arranging repairs after consultation with the landlord.
  • Inspections of the property, frequency to be discussed.
  • Management reports sent out on a regular basis.
  • Checking tenants out of the property and completing the final inspection.
  • Liasing between landlord and tenant for deposit return.
  • Self assessment tax report summary for end of tax year showing rental income and expenses for maintenance.
  • Our fees – You will be charged a % on your rental income, also a finders fee/renewal fee on each new let or relet. Please see our section ‘Legal Information & Summary of Charges’ for current prices.
  • Please note we do not currently charge VAT.

Let Only

  • Full rental valuation of the property.
  • Advertising.
  • Current letting and safety compliance advice.
  • Accompanied viewings.
  • Reference and credit checks (not applicable to student lettings).
  • Preparing and signing of the tenancy agreement.
  • Inventory can be prepared at an extra cost.
  • Collection of deposit – the landlord must belong to one of the governments approved schemes – details of which will be required before the deposit is paid over. This is in accordance with the Housing Act 2004.
  • Rent collection on first months rent (excluding student tenancies), after which the rent collection will then become the responsibility of the landlord.
  • Our fees – You will be charged a finders fee on your let.Please see our section ‘Legal Information & Summary of Charges’ for current prices.
