Tenants Information

When choosing your new property, you can browse through our website or why not give us a call so that we can help you select a property that suits your needs, we would recommend looking at least a month before you wish to move.

Once you have selected which property you would like to view, we can arrange an accompanied viewing, please note if the property is tenanted we would need to give 24 hours notice to the current tenant.

Most tenancy agreements are for a minimum of six months after which you have the option of renewing with the agreement of the landlord.


Our Fees

When you reserve a property with us you would be required to pay the following:

Application Fee £99.00 per tenant aged 18 or over

Guarantor Application Fee £49.00 per guarantor if required, please note that the need for a guarantor may not become apparent until your referencing has been completed.

We will also require proof of ID when reserving a property which can either be a passport and a utility bill or both birth certificate and photographic driving licence.

We can take payment by cash/card/website. There is no charge for a debit card but a 2% fee will be added to all credit card transactions.

These fees cover our referencing and credit checking costs. We do not charge VAT. Should the references come back unsuitable or you decide not to move in, the application fee will NOT be refunded.

We use an independent referencing service for our credit checking, we would also require a reference from your current employer and landlord (if applicable) .

During the period of the signed tenancy term, if there are any changes to the tenancy agreement the following charges will apply:

*Change of Tenant £99 payable for referencing and credit checking.

*Outgoing tenant to pay £50 for the contract to be amended, once replacement has been agreed

* Re- referencing Current Tenants £49.00 *

*Subject to approval from the landlord




Upon signing a tenancy agreement you will be required to pay a deposit which is normally equivalent to a months rent + £100 so if the rent was £400 , the deposit would be £500, you will be informed of the deposit amount required prior to signing the tenancy agreement.

When you pay a deposit the agent or landlord must protect it in one of the governments approved deposit schemes. If your property is managed by Lander Lettings your deposit will be held with the Deposit Protection Service (DPS) , if your landlord has a let only service with ourselves then the landlord will be responsible for protecting your deposit and informing you of the scheme provider within 30 days of your deposit being paid.




Rent is paid monthly in advance, you pay your first months rent on the day of move in, either by cash or card, after which your rent will need to be paid by standing order in line with your tenancy agreement. The tenant is normally responsible for the payment of gas, water, electric and telephone.



Agents Obligations

This depends on the service that we have been asked to provide on behalf of your landlord:

Full Management – We will deal directly with you the tenant for any maintenance issues, rental payments, property inspections and any other queries you may have during your tenancy term.

Let only – The landlord will be your main point of contact during your tenancy term.



Tenants Obligations

You must ensure that you take care of the property and report any necessary maintenance issues as soon as you notice them in order for us to get this rectified as quickly as possible.

If you are going to be away for a period of time please ensure you fully secure the property and if it is during the winter months, please ensure you leave the property with adequate heating to ensure that the pipes don’t freeze and burst.
